  “I’m incredibly disappointed with this company. It feels like they’re taking deposits and disappearing. I’ve had a really frustrating experience – they stall with responses and it takes an unreasonably long time, like three weeks or more, to get any answers.   “I can’t recommend this company. My experience was incredibly frustrating and unprofessional. I paid a deposit for an updated survey, but they completely failed to deliver. Despite numerous emails, I received absolutely no response. To add to the issue, they contacted my credit card company with a baseless complaint – apparently, they were disputing a case that had nothing to do with me! It was clear they were acting completely unprofessionally. Thankfully, my credit card company recognized the absurdity of the situation and, seeing that I wasn't alone, issued a credit. Honestly, it was shocking how they handled things and shared incorrect information about other customers. I strongly advise anyone considering this company to look elsewhere – prioritize communication and professionalism, and definitely protect your personal information.” report abuse

  “We were incredibly disappointed with Landmark Surveying & Assoc., INC. We chose them based on a recommendation, but the service was shockingly unresponsive and unprofessional. We repeatedly requested our CAD file and had questions about the survey report, but received no replies whatsoever. We called multiple times and were simply left on hold for extended periods.   “I was really pleased with Landmark Surveying – they were incredibly professional and responsible throughout the whole process of updating my Survey & Elevation for Miami Dade. Luis was fantastic, he kept me informed before the on-site visit, and the whole office team – Yairis, Joaquin, and Daneisy – were always so helpful and responsive. Whenever I had a question, they answered quickly. When the county raised a few comments about the Elevation, Landmark took care of it immediately; they just asked me to forward the comments and they got it fixed within days! Honestly, it was the easiest part of the construction process, and I highly recommend Landmark.” report abuse

  “We had a really frightening experience with Landmark Surveying during our home closing. They completely failed to mark the property boundaries as they were supposed to – no staking, no marking at all. When we finally received the survey on closing day, it showed a six-foot error on one side of our house, which is simply unacceptable. We immediately contacted the surveyor, Joaquin, multiple times, but our calls were consistently ignored. We even had a local fence contractor verify the survey, and he confirmed that it was way off, placing the property line four feet from our neighbor’s door – a situation that clearly indicated a serious problem. He warned us that proceeding with this inaccurate survey would likely lead to lawsuits from both our neighbors and the city, potentially costing us thousands in fines and fees. Despite our serious concerns, Joaquin kept delaying getting in touch with us, offering excuses like ‘we had a hard time finding the points.’ It’s absolutely their job to accurately locate those points, and that’s what they’re paid for! They only corrected the survey after we had to hire another surveyor. Honestly, this was incredibly stressful and could have had serious consequences for us. We’re notifying our attorneys and the State of Florida about this, and we strongly advise others to proceed with caution when considering Landmark Surveying.” report abuse

  “I unfortunately have to say I had a really negative experience with this company. They consistently failed to show up for the surveys and it was incredibly frustrating because I constantly had to follow up with them just to get them to actually do their work.
