I was extremely disappointed with my experience dealing with Jeff Coats and his team. The primary concern was a significant lack of professionalism – his grandson responded dismissively to a simple inquiry about his presence on the property, insisting he was simply on the road despite numerous witnesses. This attitude change was unacceptable. Furthermore, when we attempted to demonstrate the property markers, he refused to cooperate. Based on this interaction, I cannot recommend Jeff Coats’ land surveying services and would rate them a zero.

“I was incredibly impressed with Jeffcoat. We had a really tight deadline on a real estate transaction, and they responded immediately, delivering the map and survey within two days. Their communication was fantastic – they were always responsive and a pleasure to work with. We’ll absolutely be using their services again, and I wholeheartedly recommend Jeffcoat to anyone needing a survey.”

This was a really frustrating experience. I contacted the company two weeks ago and was assured a closing survey would be sent last Wednesday. Despite an email update explaining a delay due to weather, I never heard back from Guthrie. I’ve followed up multiple times – sending emails and calling – but he’s consistently unavailable and the staff I spoke with offered no real assistance or understanding of our urgent need for the survey. It’s clear there’s a serious lack of communication and responsiveness, and I wouldn't recommend using this company.

Dealing with this company was an absolute nightmare. Mr. Jefcoat repeatedly misled us about timelines and never followed through on his promises. We spent five long months battling a small issue, and ultimately had to abandon the project and start over with a completely different company. Honestly, I would strongly advise anyone to avoid this business – it’s a poorly run operation.

Honestly, I was really frustrated with this company. I reached out multiple times to schedule the work I needed, but I never got through to anyone. There were no callbacks at all, and it seemed like they weren't actually interested in my project. They were polite enough, but it felt like they were just going through the motions, focused more on the previous owner than on actually providing a service. I definitely won’t be contacting them again.

I was extremely disappointed with Jeffcoat Engineers and Surveyors LLC. They conducted a survey on my property despite my real estate agent having already provided them with the original survey – twice. Following this, I received a shockingly inflated bill for double the quoted price for flagging the property. When I contacted Osceola Guthrie Jeffcoat about the bill, he was incredibly rude and dismissive, displaying a truly unprofessional attitude. It was completely unacceptable that they undertook an unauthorized survey and then reacted so negatively when I raised concerns. I strongly advise against using their services.

“I was so incredibly grateful for Mr. Jeffcoat’s service. He really went above and beyond to complete the job for my husband and me, and it took a huge weight off my shoulders and eased a lot of my anxiety – I can’t thank him enough!”
-
“I was really disappointed with this business. They missed both of our scheduled appointments without any communication, and the owner offered flimsy excuses instead of taking responsibility. It felt incredibly unprofessional, and I wouldn’t recommend using their services.”
-
“I was really impressed with this company. They stepped up when I was in a tight spot and quickly delivered exactly what I needed at a very reasonable price. Plus, they were incredibly flexible and worked with me on the payment arrangements – a huge relief!”
-
“I was really disappointed with this service. They initially quoted a price, but then significantly increased it afterward – it felt completely unfair.”
