I’m incredibly disappointed with my experience with this surveyor. I paid $1200 for a survey that was shockingly incomplete and far less detailed than a standard mortgage plot plan. The information he provided was actually inaccurate and caused me a significant amount of wasted time and frustration. After repeatedly asking for clarification and the necessary documentation to record the survey, he completely ignored my calls and emails. It took my attorney reaching out to finally get a response, and even then, he demanded an additional $1750 to finish the job and provide a Mylar. He didn’t offer any explanation for the high price. Ultimately, I wasted my money and time on a substandard service. I now have to pay for a new survey and I’m seriously considering pursuing legal action to recover my initial $1200 investment, as well as exploring potential damages.

“I really didn’t know much about surveying before I needed to find out where my property lines were – I just wanted to put a fence around my yard. It was surprisingly difficult to find a surveyor; I called several in the Peabody area, but it took a while to get through to someone, and most weren’t available for a quick appointment. Luckily, Eastern Land Survey was a great find – they were much more responsive, came out within a couple of weeks, marked everything clearly, and did a fantastic job. They were also the most affordable option, which was a real relief. I’d definitely recommend them.”

Honestly, we were a really challenging client – my wife and I were quite demanding with our new deck project. We needed to get a variance approved, which involved a lot of hearings and revisions. Dealing with the local government was tough, but this company was a complete lifesaver. They were incredibly accommodating of our requests, went above and beyond by providing extra copies of their work, and never made us feel rushed or like a burden. I wholeheartedly recommend them.

Chris Mello completely let me down. He conducted a survey for my case, and then failed to appear in court when it went to trial, despite being formally summoned. Because of his absence, the judge dismissed his strategy entirely, and I’ve lost my case. I feel like I’ve wasted a significant amount of money, and frankly, his services were completely ineffective. I’m seriously considering legal action against him and his licensing – I strongly advise anyone considering using his services to avoid him at all costs. It’s clear he doesn’t understand the legal process.

I was really concerned this morning when I saw a man measuring my lawn with a long tape measure – he had a hood and beard. When I approached him, he was very evasive, claiming to be from Easton Land Survey working for the city, but he had no identification or truck markings. I asked him if he was authorized to be there, and he insisted I prove I was trespassing. I informed him I had video surveillance, but the person I spoke with at the office, Linda, said it was okay for them to come onto my property – that felt completely unprofessional and unacceptable. I strongly advise anyone considering using their services to look elsewhere.
